Another way to evaluate the high conversion costs embedded in elevator manufacturing companies is to consider them as razors and blade models. Elevator Manufacturer typically sell their elevators at marginal or zero-profit prices and receive a return on long-term maintenance service agreements. From the point of view of customer price sensitivity, this is perfectly reasonable, because when it comes to large items like the initial installation of the elevator (“razor”), customers tend to be price sensitive, but for small items. It is sensitive. Price sensitivity is low (relative to initial installation costs) and long-term recurring payments. This allows elevator manufacturers to achieve high profits on maintenance contracts (“blades”).

If a person doesn’t believe in its safety, riding in a small box a few hundred feet tall can be a disturbing experience. The elevator has two main safety mechanisms: a governor that controls the speed of the elevator by controlling the speed of the cable pulley and an emergency brake that clamps the jaws of the elevator track when the cable breaks. The elevator also includes an electromechanical door interlock to prevent the elevator from operating when the door is not fully closed and to protect the passenger from being trapped by the closing door. If there is no elevator, the same door interlock can also prevent the outer door of each floor from opening. Most elevators are equipped with telephones, sometimes with a shutter on the ceiling so that when the elevator is stuck between the floors, the passengers can seek help or escape.

The components of the elevator system that require regular maintenance can be categorized by location: machine room, elevator road or car.

The elevator room is the heart of the elevator system. It includes elevator traction machines, motor generator sets or solid state power supplies, as well as control equipment. Control equipment is an important part of the entire operating mechanism, which accelerates, decelerates and leveles each floor. Most of the daily maintenance is carried out in the machine room. This includes routine maintenance of motors, generators, switches, contacts, brakes and controls. The hoistway includes rails, elevator cars and counterweights running on them; corridor doors, hangers, door locks and operating mechanisms; switches and other operational and safety equipment; and space for cables and other equipment.
